The most important thing to do when renting in Britain, especially London, is to shop around. Compare prices and areas and never let the landlord or agent know you’re desperate for accommodation, the less scrupulous ones will take advantage. If you are renting a property for three months or more, expect to pay the equivalent of two months rent upfront, one in advance the other as a deposit, which is refundable at the end of your lease. In Scotland and Northern Ireland you must be given a written tenancy agreement by law, but in England and Wales the tenancy agreement can be written or oral. Where possible try to obtain a written agreement, most landlords in England and Wales will be happy to provide you with a with one, they save any confusion on length of lease, bills etc. As well as agencies, local newspapers are a good place to find accommodation and never underestimate word of mouth, that’s how you often find your dream home, or at least somewhere cheap.
Loot.com is the number one website for classified ads and property lettings in London. They have, on an average day, 140,000 ads running online, with a property section offering over 18,000 homes for rent and sale.
These are obligations you and your landlord have which may not be set down in your agreement, but which are given by law and are implied in all tenancy agreements. These terms form part of the contract, even though they have not been specifically agreed between your landlord and you.
